Lettings and management



In addition to providing the services listed under our Let Only Service, we will also undertake the following:


Make arrangements for the demand of the monthly rent due from the Tenant(s) in respect of the property let. (The Agency will not act as a debt collector.)


Upon receipt of the rent paid by the said Tenant(s), pay the same over to you by cheque or to your nominated Bank/Building Society account in line with any arrangements made.


Prepare monthly statements detailing payment received by the Agent on behalf of the Landlord’s let property and clearly state any deductions made by the Agency.


Allowing time for cheque clearance and accounting, we will normally account to you by the 8th day of the following month, dependant on whether the rent has been received into our account on the 22nd working day of the rent due month.


Arrange and co-ordinate the Tenant’s occupation and vacation of the premises.


By pre-arrangement, conduct property inspections whilst the Tenant(s) is in occupation, with a written report if requested by the Landlord.


Arrange for appropriate tradesmen to carry out necessary repairs and decoration to a maximum cost of £100.00. In excess of this amount, we will obtain your approval first, except in cases of emergency if we are unable to contact you.


In addition to the the cost of our letting service our property management service is 12% of the monthly rent + VAT paid on an on-going basis.
