In order to secure a property, you will first need to complete an application form. Once this is approved by the landlord, you will be required to pay a holding fee equal to a weeks rent – this will secure the property and remove it from the market.
You will need to provide references from your current employer, current/previous landlord. We will also carry out a credit search using an independent agency. In some instances, a guarantor may be required but we will let you know if this is necessary.
If you are self-employed, we will ask you for a reference from your accountant and your bank, usually with three years of accounts.

All our student lettings have a video tour for you to view online in the first instance. Due to the current COVID-19 restrictions, we are only able to offer in-person viewings once an approved application has been received and a holding fee paid.

The landlord/agent agrees to carryout repairs within a time period appropriate to the severity of the problem, keeping as far as is practical to the guide timescales given below*.

The landlord/agent agrees to consult the tenant when planning any major maintenance work during the tenancy and to give reasonable notice (except in emergencies) and details of any work, servicing or testing to be carried out.

Emergency repairs: 24 hours

In accordance with the Tenant Fee Ban Act 2019 permitted payments by tenants are as follows:
|Permitted Payment – Loss of keys, security device||Equivalent to cost incurred. Extra costs incurred for replacing lost keys or security devices are charged at £15 per hour inclusive of VAT.|
|Permitted Payment – Early Termination/Surrender by tenant||A charge not exceeding the financial loss experienced by the landlord.|
|Permitted Payment – Change of Sharer||£50.00 inclusive of VAT or any reasonable costs incurred if higher.|
